Housing and property
Analysing market trends, property values, housing accessibility, urban development, demographic patterns, rental rates, and homeowner preferences, researchers use our datasets to better understand factors affecting the housing market to inform policy decisions, predict market shifts, and improve housing affordability and sustainability.
Dwelling-level data
UBDC provides access to data on on-line listings or adverts for properties for sale or for rent under licence from Zoopla. This covers Great Britain from 2010 onwards and is available for non-commercial academic research; some additional restrictions apply – see Data Catalogue for details. The Zoopla data available through UBDC do not currently include a UPRN so linkage is by address or by postcode. We also hold a similar but much smaller collection of data from Nestoria covering the Glasgow city-region for the year 2015-16.
In England and Wales, further data on sales is freely available from the Land Registry through its Price Paid Dataset.
Although the dataset provides only limited additional information on the property, it does include UPRN. In Scotland, the equivalent sales data are only available under paid-for licence through Registers of Scotland and do not currently include UPRN.
Energy Performance Certificates provide a wealth of data on the energy efficiency of individual properties as well as information on various physical characteristics. These are available as open data at property level for England and Wales and for Scotland.
Other data on dwelling characteristics can be accessed through different data services. For example, EDINA’s Digimap service provides access to Verisk’s UKBuildings dataset under licence for academic use. Linkable via UPRN, this provides additional information on building age, use and structural information such as height.
Neighbourhood and area statistics
UBDC provides a lookup from postcodes to Broad Rental Market Areas (BRMAs). BRMAs are the units used by Government to set limits for housing allowances for low-income households (termed Housing Benefit or Local Housing Allowance (LHA)). We also provide a lookup for BRMAs to the LHA rates for different years and sizes of property. Both of these are open data.
There is a wealth of open data from the decennial Censuses which describes housing and social characteristics of small areas. Data for England and Wales.
Property-level data can be linked to these using open lookup tables which link from postcodes to the various Census and administrative geographies, available through the ONS geoportal.
One widely-used set of measures of neighbourhood characteristics are provided by the various Indices of Multiples Deprivation produced by different Government bodies for England, Wales, Scotland and Northern Ireland. These are available as open data for multiple years and combine a range of administrative data with Census data.
